Property Description
A note from the vendor –
The time has come for me to pass the ownership of this beloved holding on to its next custodian, this decision has only become necessary due to changes in my family circumstances. This property has been a joy to restore and an honour to have been connected with. I wish the next owner, all the joy, pleasure and satisfaction that I have been afforded.
The Iconic ‘Langsford Building’ (c.1907) represents an unparalleled opportunity to purchase a meticulously and sympathetically restored local landmark heritage building, perfect as a luxury family residence but with benefit of an array of income potential, perfectly located in the centre of the charming township of Stawell within the Northern Grampians Region of Victoria.
The Langsford Building started life as a Chemist Shop and residence in the “Gold Rush” town of Stawell. Building work commenced in 1907, replacing another single story Chemist shop and residence. This glorious building was completed in 1910, the owner at that time was a Mr. W Kernot, a local chemist.
A young chemist was employed by Mr Kernot by the name of Langsford, he would purchase the building and raise his young family there. Langsford had two children, both girls, the eldest Winifred would go on to follow in her father’s footsteps and become one of the first women to graduate as a Pharmacist from Melbourne University. The current owner commissioned a beautiful oil on canvas portrait of her that hangs within the property, which is where it will stay.
The Langsford building sits on giant footings of solid local granite and is completely built from tens of thousands of local sandstock bricks. The building is a grand affair, with original fireplaces, mantles, pressed metal ceilings and glorious Cuban Mahogany and Australian Cedar details throughout. Wherever items needed to be duplicated or replaced they were sourced from all over the world to make the finished result as accurate as possible, with the expert help of a renowned Victorian Heritage Architect to assist with paint colours and external details. The ground floor awning verandah was completely rebuilt to the original specifications and design, sourcing the wrought iron lace work in the original pattern from a collector in South Australia. The stairwell area was replaced with the original Anaglypta wallpaper “sourced from the Anaglypta factory in London. The internal door handles and escutcheons are exact replicas, again sourced in England. The entire building was re-plumbed and re-wired.
The retail space on the ground floor is also exquisite, with ceilings 5 metres high. The front doors were found in Sydney coming from The Queen Victoria Building. The front door pushes and internal pulls, in solid brass, were sourced from an antique dealer in Boston Massachusetts.
